### Step Two: Document Gathering
We request two years of business tax returns, year-to-date profit-and-loss statements, a current balance sheet, three months of business bank statements, and a list of all outstanding debts. If you're buying real estate or equipment, we also need the purchase agreement or vendor quote. Clean documentation accelerates underwriting and improves pricing.
### Step Three: Lender Submission and Quote Comparison
We submit your package to three to five lenders whose appetite aligns with your industry, loan size, and collateral. Each lender returns a term sheet showing loan amount, amortization, collateral, fees, and covenants. We annotate every line so you understand total cost and can compare apples to apples.
### Step Four: Closing Coordination
Once you select a lender, we manage the closing checklist: title work for real-estate deals, UCC filings, insurance certificates, and final signature packets. You'll receive a closing disclosure at least three business days before funding, listing every dollar that changes hands.
